You’re booked — here’s everything you need before and after inspection day. Most clients have the same questions about payment, what to expect on-site, reports, reinspections, and refunds. We’ve answered the most common ones below so you don’t have to wait on a call.
Paying for your inspection
What payment methods do you accept?
You have four options:
- Online (credit/debit): easiest — link is in your confirmation email. A 3% convenience fee applies.
- Check: hand it to the inspector at the appointment.
- Cash: hand it to the inspector at the appointment.
- Pay at Close (Flex Fund): $50 fee, due within 60 days of closing. See the Flex Fund details below.
I didn’t get my payment link or email
Check your spam or junk folder first — and search your inbox for [email protected], which is the address it comes from. If it’s still not there, reply to your booking text and we’ll resend it right away.
When does payment have to be made?
Payment is due before your report is released. You can pay any time before the inspection or the same day — just make sure it’s settled before you need access to the report.
Flex Fund (Pay at Close) — how it works
Flex Fund lets you pay your inspection bill at closing instead of upfront. A few things to know:
- You add it yourself from the payment link in your confirmation or reminder email — choose “Pay at Close” instead of credit/debit. Our office can’t add it for you after the inspection.
- There’s a $50 Pay-at-Close fee.
- Flex Fund is provided by Guardian. You’ll need to sign Guardian’s Pay-at-Close agreement (in addition to ours) and put a credit card on file.
- If the sale doesn’t close within 60 days, Guardian charges the card on file.
- Guardian will need closing details from you or your realtor so they can send the invoice to the closing attorney/title company.
Can I get a receipt?
Yes. Reply to your booking text or email us with the property address, and we’ll send a receipt to the email on file.
Day of inspection
How long does the inspection take?
- Single-family home: about 3 hours on-site
- Condo: about 1.5 hours on-site
Larger homes or added services (sewer, mold, radon, thermography) may take longer.
Do I need to be there?
You don’t have to be — but you’re welcome to. Most buyers come for the last 30 minutes so the inspector can walk them through the findings in person. If you can’t make it, we’ll still send the full report.
How does the inspector get into the property?
Typically through a lockbox code from your real estate agent. Please make sure your agent has texted us the code before the appointment, or that the inspector knows where to find the key.
If your agent uses ShowingTime, they’ll schedule access through that system as usual.Do utilities need to be on?
Yes. Water, electricity, and gas all need to be on for a complete inspection. If a breaker or main valve is off, please have it turned on before we arrive — otherwise we will not be able to test those systems and you’d need to schedule an additional appointment to complete the inspection. The fee is $215.
Will the inspector turn on breakers or the water meter?
No. For safety and liability reasons, our inspectors don’t turn on breakers, the main water meter, or gas valves. Utilities must be live before we arrive. If something needs to be activated, please coordinate with the seller, listing agent, or utility company in advance.
What if the property is occupied (tenants, Airbnb, sellers still there)?
Let us know as soon as you can. If the property isn’t accessible at the scheduled time, we’ll need to reschedule — and our standard cancellation policy may apply.
Your inspection report
When will I get my report?
Reports are delivered within 24 hours of the inspection — usually the same evening. You’ll get an email with the report link.
When will my radon results be ready?
Radon is a 48-hour test, so results are typically available 2–3 days after the inspection. We’ll email them as soon as the lab returns the data.
When will my mold results be ready?
Usually 1–3 business days. We overnight the samples to the lab via FedEx and email you the results as soon as they come back.
Occasionally FedEx delays a package. If that happens, we’ll reach out and offer your choice of either a refund for the mold service or a free re-test.
Can you send me a copy of an older report (e.g. from a year ago)?
Yes — we keep your inspection reports on file. Reply to your text or email the office with the property address and approximate inspection date, and we’ll resend the report to the email on file.
I haven’t received my report — what now?
Check your spam or junk folder first, and search your inbox for [email protected]. Still missing? Reply to your booking text and we’ll resend the link.
The report link won’t open or says I need to sign something
Before you can view the report, the inspection agreement has to be signed and payment completed. Once both are done, the link unlocks. We’ll resend the agreement if you didn’t receive it.
Can my agent get a copy?
Yes — your agent automatically receives a copy of the report. If you haven’t given us their info, just text us your agent’s email and we’ll send it over.
Rescheduling & cancellations
How do I reschedule?
Just reply to your booking text or email with your preferred new date and time. We’ll confirm availability and send an updated confirmation.
What’s your cancellation or rescheduling policy?
We need at least 24 hours’ notice to reschedule or cancel without a fee.
- Less than 24 hours’ notice: $215 late-cancellation/reschedule fee
- Same-day no-show or no access: full inspection fee may apply
Life happens — call us as soon as you know there’s a conflict and we’ll do our best to work with you.
Adding or removing services
Can I add a service after I’ve booked?
Yes — up until the day of the inspection. Just reply to your booking text. Common add-ons:
- Sewer scope — camera inspection of the main sewer line
- Mold testing — $225 for the first 1,000 sq ft, +$100 for each additional 1,000 sq ft tested
- Radon testing — 48-hour test, results follow the report
- Thermography — infrared scan for hidden moisture and energy issues
- Septic line inspection
Can I remove a service I added?
Yes, as long as you let us know before the inspection starts. We’ll update your invoice and send a revised payment link.
What does a sewer scope or septic inspection actually cover?
Sewer scope: we run a camera through the main sewer line from the house to the tap/connection.
Septic line inspection: covers the line from the house to the tank — not the tank itself. If you need a full septic tank inspection, ask and we’ll refer you.
If we can’t access a tie-in or clean-out, we may not be able to complete the scope — in that case we’ll refund that portion.
After the inspection
I have questions about the report — can the inspector call me?
Absolutely. Reply to your booking text with your question or a good time to talk, and we’ll have your inspector call you back. Most inspectors return calls within one business day.
Who can ask questions about the report?
To protect your privacy, our inspectors only discuss the report with you (our client) and your realtor.
We can answer questions from the seller or their agent only with your written permission. Just text or email us a quick note and we’ll be happy to coordinate.
What is HomeBinder? (the email I just got)
HomeBinder is a free moving assistant we provide to all our clients. It organizes your inspection report, stores your warranty/policy documents, and helps with home maintenance reminders.
It’s a separate service from your Complete Protection warranty — but your warranty policy will also live in HomeBinder so you can find it later.

The inspection found something — what next?
Talk to your real estate agent first. They can help you decide what to negotiate, request repairs on, or follow up with a specialist (electrician, plumber, roofer, etc.). We’re happy to clarify any finding in the report — just call or text.
Reinspections
Do you offer reinspections after repairs are made?
Yes. After the seller completes repairs from your report, we’ll come back to verify the work.
Note: reinspections cover seller-made repairs only — not upgrades or remodels you do after closing.
How much does a reinspection cost?
Pricing scales with the number of items being verified:
1–10 items Free 11–20 items $215 21–30 items $255 31–40 items $295How does scheduling work?
- Free reinspections (1–10 items): we fit these into the inspector’s day, so we don’t book a set appointment time.
- Paid reinspections: we’ll schedule a specific appointment time, just like the original inspection.
Is there a deadline?
Yes. You have 60 days from your original inspection to use a free reinspection.
Repair Pricer
What is Repair Pricer?
Repair Pricer is a third-party service that takes your inspection report and produces a contractor-grade cost estimate for every repair item — so you and your agent can negotiate from real numbers instead of guesses.
When will I get my Repair Pricer estimate?
A preview estimate with an approximate cost range for total repairs is sent to your realtor within 6–12 hours of the inspection.
From there, your realtor can either order the full Repair Pricer report directly, or forward the preview to you so you can order it yourself.
Refunds
Will I get a refund if a service can’t be completed?
Yes. If we can’t complete a service due to no fault of yours — for example, a sewer scope when there’s no accessible tie-in, or a system that couldn’t be tested because access was blocked — we refund that portion of your payment.
How long do refunds take?
Approved refunds are processed within 3–5 business days back to the original payment method.
How do I check the status of my refund?
Reply to your booking text or email the office with the property address and we’ll let you know exactly where your refund is in the process.
Warranty & claims
Do I get a warranty with my inspection?
Yes. Your inspection comes with warranty coverage through Complete Protection, our warranty partner. Full coverage details are on our website at our warranty guide.
When will I hear from Complete Protection?
Complete Protection will email you directly within a couple of days of your inspection — they already have your name and the property address from us.
If you don’t see it, check spam, then reach out to Complete Protection directly — they have your info on file. Your policy is also stored in your HomeBinder account for later access.
How do I file a claim?
Claims are handled directly by Complete Protection (the warranty provider). The fastest path:
- Open your Complete Protection welcome email or your HomeBinder account to find the policy.
- Follow the claim instructions provided there.
If you can’t find the info, text or email our office and we’ll point you to the right contact.
Other helpful info
Do you offer any warranties?
Yes — most full home inspections come with a complimentary warranty. Details are included with your report and HomeBinder access.
Do you have a referral discount?
Yes. If someone you refer books a full home inspection, both of you can be eligible for a discount. Ask us when you book or text us your referral’s name.
Is this email or text from Ally legitimate?
Communications from us come from your booking confirmation thread, our office number, or an @allypropertyinspections.com email. If anything ever looks off, call our office directly to confirm before clicking links.
