Attending the inspection (for Buyers only)

You are welcome to attend the inspection for as much of the inspection as you would like. We request that you arrive no later than 1 hour after the start of the inspection for condos and 1.5 hours for single family properties. However, you are not required to attend if you do not choose to or are not available.

5

Following the Inspector during the inspection

We encourage you to take time to look around the home while the inspector is working--measure for furniture, window treatments, etc. The inspector will speak with you at the beginning of the inspection or when you arrive to address any special concerns you may have. They will also go over their findings with you at the end of the inspection.

It is not encouraged to follow directly behind the inspector while they are working for a couple of reason: safety for you and ensuring that the inspector doesn't miss something during the inspection due to interruptions. Home inspections have dangerous elements to them like being on the roof, in a crawlspace or inspecting the electrical panel which is the most important reason we ask our clients not to follow behind the inspector.  Lastly, the inspector has an order and process to inspecting a home and interruptions increase the likelihood that they will miss a step during the inspection

Air Quality Testing: Mold

The mold testing will be completed onsite during the appointment and then overnighted to the lab. Your results will be emailed to you in about 24-48 business hours from when the test is received by the lab. For more information about air quality testing for mold

Radon Testing

The radon testing equipment will be left inside the home for 48 hours so that it can collect  continuous samples of the air. Once we pick up the equipment, we will email the test results to you within 24 hours. For more information about radon and testing.
